LGP Estates Ltd (t/a ZeroPercent)

The following Terms and Conditions apply to all transactions made via www.zeropercentagent.com and www.zeropercentagent.co.uk. The Terms and Conditions outlined below will be deemed to have been accepted and becomes a binding and enforceable legal agreement between ZeroPercent and the Customer when a successful payment is made by a Customer, howsoever the payment is made. The Customer also warrants that they are old enough to enter legally binding contracts and understand that they will be responsible for all payments incurred on their behalf.
  1. Definitions
  2. “ZeroPercent” is the trading name of LGP Estates Ltd , a UK Limited company. No. 07229792 and its associated websites listed in this terms and conditions. “The Company” means LGP Estates Ltd and all its trading names. “Website” means www.zeropercentagent.com and www.zeropercentagent.co.uk. “Customer” means anyone buying a service from ZeroPercent in whatever capacity. “Landlord” means the person, firm or company who is letting a property and agrees to buy or buys services from ZeroPercent. “Tenant” means the person, firm or company who is letting a property being marketed by ZeroPercent for the Landlord. “Contractor” means the person, firm or company who is authorised by ZeroPercent to carry out maintenance works on behalf of ZeroPercent. “Partners” means the person, firm or company who provides services to a Customer on behalf of ZeroPercent. “Services” means all services as advertised on the website from time to time provided either by ZeroPercent or its Partners. “Order” means the purchase of a Service from ZeroPercent.
  3. VAT
  4. VAT is payable at the prevailing rate on all fees and charges.
  5. Liability
  6. No liability is accepted or should be seen as being implied in so far as a Contractor employed by ZeroPercent and their actions or inactions. Nor should any liability be assumed in so far as ZeroPercent supplied goods such as To Let boards causing damage to property. No liability is accepted by ZeroPercent in any respect whatsoever where circumstances beyond its control may lead to any loss or inconvenience.
  7. Management Package Options
  8. Our fee options are as listed on our website. There are no other fees to pay outside of these listed fees. ZeroPercent does not charge any administrative fees.
    1. Upfront Fee
    2. This fee is payable upfront, plus vat, before commencement of the management of the property and is valid for a twelve month period.
    3. Per Call Out Fee
    4. Per call out fees are payable for every issue or set of issues raised by a Tenant, regardless of how many calls are made to ZeroPercent for the same issue or issues. If a Tenant makes a call to raise more than one issue at the same time, only one call out fee will be charged. A separate call out fee will be charged for subsequent calls relating to other issue or issues raised at the same time.
  9. Termination
  10. A period of one calendar month is required to terminate our management service. Notice must be made in writing either by post or email to the address listed on the website. Failure to serve notice will lead to a cancellation fee equivalent to one month’s payment where there is a monthly fee and £50 plus vat where the fee is payable annually.
  11. Property Management
    1. Rent Payment
    2. Where rent is paid directly from the Tenant to ZeroPercent, ZeroPercent, will pay the Landlord during one of the payment cycles. ZeroPercent operates two payment cycles, 15th of every month for rents received between the 1st and 14th and 31st (or last day) of the month for rents received between the 15th and 31st of the month.
    3. Pre-authorisation and Emergencies
    4. The landlord authorises ZeroPercent and its representatives to action maintenance works to the extent of £100 plus vat (or any other amount as agreed from time to time) without authorisation from the landlord. All amounts in excess of this figure are to be authorised by the landlord before any works are commenced. The landlord is free to undertake their own remedial works if they choose to at their own cost. The landlord also authorises ZeroPercent and its representatives to action maintenance works on their behalf in an emergency.
    5. Property Inspection
    6. ZeroPercent will operate at least one inspection of the property annually as part of its management. Additional inspections can be undertaken if required to by the landlord for an additional cost.

  13. Any transactions made with ZeroPercent implies an acceptance of our Terms and Conditions as set out and any additional terms that may be located elsewhere that are brought to your attention. ZeroPercent may change these terms without notice at any time and it is therefore important that the Customer reviews it from time to time. ZeroPercent has used all reasonable endeavours to ensure the accuracy and completeness of its website. It cannot give any representations, assurances, undertakings or warranties about the accuracy, correctness or fitness for purpose regarding the site or any website referred to by it. Any information herein should be treated as a guide only for your general information. ZeroPercent does not approve or endorse any information contained on any of our Partner websites site and accepts no responsibility for this information or its content. Partner websites displayed on our website are representative only and may change from time to time.   14. Feedback, Comments and Complaints

  16. Limitations of Liability
  17. ZeroPercent, its Contractors and Partners whether mentioned on the website site or not, will not be liable for any damages arising out of the use, inability to use, or results of use of this site, any web sites linked to this site or any material or information contained on this site.
